- Full preparation of the property for rent, including necessary repair and maintenance work with property signage (if you prefer).
- Comprehensive rent survey provided owner to assess the best market rent for the property
- Extensive and strategic online advertising
- Showing of available vacancies to prospects on demand
- Comprehensive tenant application and selection process with triple check credit, background and reference review and screening with property owner’s final approval
- Move-in and move-out inspection process includes detailed photos and reports
- Collection and processing of all tenant’s charges, including deposits, rent, fees and any other receivables billed to tenant
- Payment and processing of property payables
- We handle all legal postings including 24 hour notice of entry and 3-day pay/quit notices
- Monthly Reconciling of owner’s property accounts/Monthly disbursements
- Processing of all Maintenance Requests and Arranging of Special Projects
- Scheduling licensed and insured vendors and reviewing vendor work
- Obtain up to 3 bids for major projects
- Routine maintenance upon request
- Ongoing enforcement of rental agreements and property Rules and Regulations
- 24 Hour emergency hotline for all tenants to report maintenance and emergency issues
- Annual and semi-annual property inspections with reports for owners
