- Open House and unlited showing of available vacancies to prospects
- Comprehensive tenant application and selection process to include credit, background and reference review and screening . Property owner always has final approval.
- Our move-in and move-out inspection process includes detailed photos and reports
- Collection and processing of all receivables, including deposits, rent, fees and any other receivables billed to tenant
- Online payment processing available for all tenant’s charges with e-pay or credit card
- Payment and processing of all property payables
- We handle all legal postings including 24 hour notice of entry and 3-day pay/quit notices
- Monthly Reconciling of owner’s property account
- Processing of all Maintenance Requests and Arranging of Special Projects
- Scheduling licensed and insured vendors and reviewing vendor work
- Obtain 3 bids for major projects with exclusive vendor pricing to our owners
- Routine maintenance issues addressed, including leaking roof, plumbing issues and ongoing landscape issues
- Ongoing enforcement of rental agreements and property Rules and Regulations
- 24 Hour emergency hotline for all tenants to report maintenance and emergency issues
- Annual and semi-annual property inspections with reports for owners
